What should you check first if you want to buy an apartment in Hungary? What about the prices?


What should I check first of all if I want to buy a flat?

  1. First of all we recommend you to find a good certified real estate agency. The agent can inform you about the conditions, prices, legal background of the apartment buying process. You have to decide first of all, where should the apartment be located: green zone, water coastal zone, downtown, facing north, south, west or east, at an infrastructure junction etc.
  2. What are your financial means? How many square meters should the apartment be? With how many rooms, with balcony, with separate bathrooms and toilet, living room with american kitchen etc.
  3. If you found an apartment which meets your expectations, you and a real estate lawyer have to clarify the ownership and history of the property, the burdens of the property, their underlying contents.
  4. Then it is very important to check the condition of the property, with special emphasis on statics, watering, boiler, doors and windows, flooring, noise and thermal insulation, the moisture of walls, mold etc.,
  5. The buildability and, if necessary, the expandability of the property
  6. It is very important to meet the neighbours, to visit the flat during the day and in the evening too, during weekdays and in weekends. Try to talk to the building's representative
  7. Settle from the begining the legal fees Settle the legal fees from the beginning (between 0,5% and 2% of the total price).
  8. And last but not least, be aware of the costs associated with the investment (sale and purchase of real estate). Usually the maximum fee you have to pay is 4% of the price (death duties).

Don't forget: if the price is cheaper than the average, that always indicates something. It can indicate that it is located in a less safe area, or there is a problem with the condition of the apartment (eg. it needs to be renovated), or the owners urgently need money or the legal background of the title deed is not clear. But it can mean of course But of course it also can mean, that you were really lucky

 

What should I be aware of when I buy a flat?

Location of the flat (infrastructure, public transportation, shops, gyms nearby), neighbours, criminal statistics related to the area, air pollution level, clear title deed, statics, watering, boiler, doors and windows, flooring, noise and thermal insulation, the moisture of walls, mold.
