Flat to rent in Hungary

What should you check first if you want to rent an apartment in Hungary? What about the prices?


What should I check first of all if I want to rent a flat?

  1. If the real estate company and/or its agents have the qualification or not
  2. Check on a map, how close is the apartment to your university, and if it's close to a metro, tram or bus station
  3. If there is any available public transportation during the night
  4. Ask the avarage monthly costs fo the apartment: gas, electricity, water, internet (if it is the case)
  5. If the gas boiler may emit carbon monoxide or not. If it can, ask for or by a carbon monoxide meter and ask the landlord to install it.
  6. Ask for an English lease agreement, and read it carefully
  7. Ask about the consequences, if you have to move out from the flat before the agreement expires
  8. Ask, if you can change the furniture or flat machines to new ones, if it's the case
  9. Ask, how much the end-cleaning of the apartment may cost.
  10. Ask, who the building's representative is, if you have any urgent issue with the apartment (phone number)
  11. Ask about the process of payment of the apartment's costs (ask the owner to send you in email the invoices monthly). This way you can follow your consumption and its costs.
  12. If you like the apartment: ask for the (gas, electricity, water) meters' position, the entrance code and the number of received keys  to be registered in the agreement.
  13. Also we recommend you to take pictures of the flat, save it and send it to the owner too. In case you want to move out, you won't be forced to pay the painting of the apartment (it is recommended to settle and register this also in your agreement)
  14. Ask the owner to register in the contract that (s)he is obliged to inform you in advance, if (s)he wants to visit and check the flat's condition, and that (s)he is is not allowed to enter the flat without the permission of the tenant (except if there is a pipe breakage, gas leakage or any other urgent issue related to the flat and the tenant does not reside in the city of the rented apartment)
  15. if the tenant is hindered for some reasons (a machine is broken or something else is broken) from using the apartment for its intended purpose specified in the contract, this is the owner's responsibility and (s)he has to pay to restore the original condition


What about the rental prices?

Now as an effect of the Corona virus, you can find flats to rent for cheaper prices. A one room apartment can be rented already for a monthly price of 120.000 HUF (this is the lowest price). A two rooms apartment can be rented for 150.000 HUF (lowest price aswell). These prices are referring to flats in Budapest. In other cities in Hungary the price of flats is 20% lower, than the ones in Budapest.
